We focus on buildings in need of refurbishment in locations that are suitable for the utilization concept.

The focus of the utilization concept is on micro offices (20-50 m²). The target group is start-ups and smaller SMEs. Why? These micro and very small companies with up to 9 employees make up 90% of Swiss companies, and 98% of SMEs with up to 49 employees. In contrast to large office spaces (100 m² or more), the supply in this area is scarce throughout Switzerland; office spaces of up to 25 m², for example, account for just 2%.

Working spaces that adapt to life

We take the concept and furnishing of our micro offices one step further. Some offices are fully furnished, others are unfurnished, and all can have their own kitchen, toilet and shower if permitted. This gives tenants the greatest possible flexibility in organizing their working day, mobility and nutrition (life-work integration). For example, they can arrive by bike, take a quick shower, prepare a hearty breakfast and organize their day according to their own rhythm.

 

The covered bicycle parking spaces with integrated charging stations are therefore also an important feature.

Depending on the course of business, they need to be able to rent or terminate office space at short notice, connect, separate or combine offices using mobile partition walls. If a tenant can grow or shrink in the same location, we can retain them as a long-term customer thanks to flexible rental agreements.

 

The properties should be located in the catchment area of universities and universities of applied sciences and in locations with a concentration of innovative or large companies, such as ABB and similar companies that are stakeholders in the Swiss economy.
